Room: Okay guys, the rooms are small. Why? It is a very old building, rooms were not built as big in the past as they are now. It reminded me of when I stayed at a B&B in downtown London and I've definitely stayed in smaller when I visited Tokyo. Adjust your expectations for this hotel in terms of size, it is much more akin to European sizes.
The room worked well for me, I had an ensuite (Deluxe Full) on floor 7 facing ... a wall. Which is fine. You definitely want to bring ear plugs if you are sensitive to noise, the walls are NOT thick. There was a window above my door but there were blinds and no light came in. The blinds work just fine.
My biggest complaint with the room is the lack of small coffee maker or tea kettle. This would vastly improve the room. Having free coffee in the morning in the lobby is not really an amenity when competition has it right in the guest rooms. But, overall the hotel is clean and so was my room when I checked in.
I stayed for 3 nights (just me) and it worked for my needs. Though, I forget if it was policy but the whole time my room wasn't serviced/cleaned.
Be prepared to be warm. It's very stuffy in the hallways and room. There is a fan but no A/C. This is okay for winter but I wouldn't stay during summer.
Staff: They are polite but not very clear when explaining policies, particularly for early check in/late check out. When I sent an email regarding concerns about reviews, they did not address it.
Location: Can't be beat if you're going to the convention center. The lobby doors are by key access only (there is a buzzer you can notify staff for when you arrive) and that really helped to feel safe.
Policies: So, what they DON'T advertise on their website is that when you check in, you pay a $75 deposit when you check in. No card for incidentals, just a full fee of $75. They do refund this once you check out, mine was refunded the day after I checked out.
I read some comments on here about the smell of cigarette smoke. This got me nervous. Well, they make it very clear that this is a non-smoking hotel and anyone smoking pays $200 (or $250) if found ignoring the policy. So if you smell smoke, contact the front desk so they can handle it.
There is an extra fee to check in early, I believe $25? Something like that. If you want to check out late, it depends how full they are. If they can accommodate it, the first hour after check out is free but then another hour was .. about $12? That's as late as I stayed so more fees if you stay later.
They do hold your luggage after check out if you need.
I think it would be good to have these extra fees listed on the website so guests can properly budget.
Lobby: I had a late flight and I ended up getting sick during my trip. I was planning on doing some sightseeing before my flight but I needed to rest. Since I already checked out, they let me hang out and rest on the couch for a few hours (2-4). When I went, it was beautifully decorated for the winter holidays. There is only 1 elevator (old building) but it wasn't terribly slow, not fast, but decent.
For Plus Size People: I would caution you about booking this hotel. In my experience, it would be hard to move around the room and the shower is VERY small. I'm plus size myself but not terribly wide so I was able to shower by sticking to the back corner but I could see it being impossible for individuals that need more room on either side in the shower (it's really a small square). This is adequate but not for larger plus size individuals.
Overall: I would not call this a 3-star hotel simply because it lacks in amenities that other 3 stars have. The price reflects lower than 3 star due to those lack of amenities and smaller rooms. The location (and price) truly cannot be beat for attending conventions, though. I would recommend this hotel to friends but would make sure they have correct expectations.
